Remarks: Located just a half mile from the town of Harper, this Hill Country ranch is close to where the Pedernales River begins. Although you'll only find water above ground during times of rain, the river bed of the "dry" Pedernales defines the southern boundary of the ranch where you'll find a limestone riverbed lined with boulders, bluffs and outcroppings carved out over time. With an Ag exemption in place and several fields for grazing you could continue to run livestock here and keep the taxes low. There are 3 wells on the property, 1 working and 2 condition unknown, and several historic structures; including an old shed, remains of a rock walled sheep pen, wind mill and storage tank, garage, and the original farmhouse from 1916. Foundation work on the house was completed a couple years ago and a remodel was begun but the current owner has decided to move on. Gillespie County has already approved the installation of a conventional septic system to accommodate a future barndominium and the renovated farmhouse but work was not completed as the final design was still in the works. There are a multitude of possibilities for this unique piece of the Texas Hill Country. Come take a look.
Additional Remarks:
Buyer should independently verify taxes, accounts, acreage amount, minerals, zoning restrictions, easements, schools, square footage, room sizes and any other information as deemed necessary.
